Our founders leverage their combined experience of more than 50 years in the Real Estate and Low-Income Housing Tax Credit (LIHTC) industry to develop synergies across our partner companies. Hill Tide and its partners strive to have a positive impact on communities through housing development.

Our Hill Tide staff work closely with our partners from land control and development concept through lease-up and beyond. In addition to our expertise in real estate finance, our team has extensive experience in financial analysis, site selection, contract negotiation, budgeting, due diligence, permitting, construction draw management, and construction oversight.
What is a Hill Tide?
We get that question about as often as people misstate our company’s name. We’ve heard it all – Hill Side, Roll Tide, Hill Top… and the list goes on.
By definition, a hill tide is a significant high tide that sharply falls and flushes marine life out of the bigger Southwest Florida estuaries (namely Charlotte Harbor and Tampa Bay). In the summer months, tarpon gather at the passes between the inland waters and the Gulf of Mexico awaiting their next meal.
The principals of Hill Tide Partners are avid tarpon fishermen and much of the relationship and concept that led to the formation of the company was cultivated during fishing the hill tides.
While the name has nothing to do with the mission of enabling the best people to create clean, safe, affordable housing, it has everything to do with the company culture. Fishing the passes is laid back, takes planning and if the bite is on can be surprisingly hard work.
