Completed Q4 2019 – Legacy Trails of Lindale (Lindale, TX)

Legacy Trails of Lindale is a 76-unit affordable housing development in Lindale, TX. The property was awarded $8,899,040 in tax credits from the Texas Department of Housing & Community Affairs (TDHCA). Sixty-four of the units provide affordable housing for families earning up to 30, 50 and 60 percent of the area median income; the remaining 12 will rent at market rate. The property is located at 505 Sunset Drive.  Project is in collaboration with LKC Development.


Completed Q2 2020 – Pegram Landing (Lewisville, NC)

South Creek Development, a Hill Tide Partner, was awarded $6,840,000 in Low Income Housing Tax Credits from the North Carolina Housing Finance Agency for the 60-unit Pegram Landing project in Lewisville, NC.  Units are targeted to families at 30%, 50% and 60% AMI.


Completed Q2 2020 – Tranquility at Griffin (Griffin, GA)

Tranquility at Griffin is a 120-unit project located in Griffin, Spalding County, GA which fall sin the Atlanta-Sandy Springs-Roswell, GA MSA.  The project is a recipient of 4% LIHTC credits.  The project is comprised of 120 units all of which will be occupied in compliance with LIHTC requirements. All 120 LIHTC units will be rented to households whose income does not exceed 60% of the area median income.


Completed Q3 2020 – Oklawaha Village (Hendersonville, NC)

Oklawaha Village Apartments consists of 78 one, two and three bedroom apartment units targeted to tenants at 30%, 50%, and 60% of the area median income. The site is designed with the needs and lifestyles of families in mind and the location is oriented near employment hubs and less than 1.1 miles from historic downtown.  Housing Assistance Corporation, a Hendersonville-based nonprofit, will be the long term owner of the project.  South Creek Development, a Hill Tide affiliate, serves as a consultant on the project.


Completed Q4 2020 – Woodfield Cove (Havelock, NC)

Woodfield Cove, located in Havelock, NC and being developed by South Creek Development, consists of 72 affordable housing units targeted to families at 40% and 60% AMI. The project was awarded $8,592,000 in Low Income Housing Tax Credits from the North Carolina Housing Finance Agency. South Creek Development is a Hill Tide Partner.


Completed Q4 2020 – Legacy Trails of Decatur (Decatur, TX)

Legacy Trails of Decatur is a 2018 TX 9% transaction. The project is a 77-unit new construction affordable senior housing development located in Decatur, Texas. The development targets seniors in the 30%, 50% and 60% Area Median Income ranges. The development is a result of a partnership between Hill Tide Partners and Salem Clark Development.


Completed Q4 2020 – Harmony at Conyers (Conyers, GA)

Harmony at Conyers is a LIHTC elderly new construction apartment development located in the eastern portion of Conyers, outside the city limits. The development comprises 1 three-story residential building with an elevator and includes community space and a manager’s office within the residential building. The proposed Occupancy Type is Housing for Older Persons (age 55+). The proposed development will target 100% of the units at 60% or below of area median income (AMI).


Completed Q1 2021 – Harmony at Covington (Covington, GA)

Harmony at Covington is a Tax Exempt Bond/LIHTC elderly new construction apartment development located approximately 2 miles south of Downtown Covington.  The development comprises 122 units with 20 one-bedrooms and 102 two-bedrooms targeted to age 55+ at 60% or below of area median income (AMI).


Completed Q1 2021 – Heritage Heights at Huntsville (Huntsville, TX)

Heritage Estates at Huntsville is a new construction 48 unit senior development located in Huntsville, TX. The development includes a mixture of one bedroom and two bedroom units in 12 fourplex buildings. There is also a clubhouse and management/leasing office. Unit amenities include vinyl plank flooring, dishwashers, washer/dryer connections, walk-in closets, and ceiling fans. The clubhouse include a fitness room, business center, community room with kitchen and lobby fireplace.


Completed Q3 2021 – Tranquility at Hope School (Marianna, FL)

In 2018 the Florida Panhandle was devastated by Hurricane Michael, the fourth strongest hurricane to make landfall in the U.S.  In 2019, Florida Housing requested applications for HOME Investment Partnership Program funding from developers who were committed to rebuilding housing in the counties most impacted by the hurricane.  Timshel Development Group and East Lake Community Development were awarded HOME funding and were extremely excited to develop Tranquility at Hope School, a beautiful apartment community in Marianna, FL just south of I-10.  The community has two residential buildings with a total of 30 three bedroom, two bath units and also has many desirable features for families, including: a splash pad, picnic pavilion, playground and a community building with a business center, fitness center, and various resident services.  The entire community isICC 700 National Green Building Standard Certified and has energy-star appliances, windows, ceiling fans and light fixtures.


Completed Q4 2021 – Estates at Rockwell (Oklahoma City, OK)

Generation Housing, a Hill Tide Partner, was awarded $7,250,000 in Low Income Housing Tax Credits from the Oklahoma Housing Finance Agency for the Estates at Rockwell, a 68-unit affordable housing development. All units are affordable, with an income mix consisting of 28 units at 50% AMI and 40 units at 60% AMI.


Completion Scheduled for Q2 2022 – The Estates At Shiloh (Dallas, TX)

The Estates at Shiloh is a 264 unit apartment community located in Dallas, Texas, approximately nine miles northeast of city center. The community is a 55+ active community consisting of studio, one and two bedroom apartment units targeted to tenants at 30%, 50%, and 60% of area median income. The site is designed with the needs and lifestyles of active seniors in mind, offering a swimming pool, fitness center, full kitchen for events and an equipped business center. The strategic location offers quick access to the areas extensive transportation system linking Dallas to Austin, San Antonio and Houston. Generation Housing Development, a Hill Tide partner, worked in collaboration with The Dallas Housing Finance Corporation to acquire funding for the project.


Completion Scheduled for Q2 2022 – Heritage Heights at Big Spring (Big Spring, TX)

Heritage Heights at Big Spring is a 2019 TX 9% transaction. The project is a proposed 66-unit new construction affordable senior housing development located in Big Spring, Texas. The development is to be an elderly-limitation property targeting seniors in the 30%, 50% and 60% Area Median Income ranges. The development is to consist of 17 buildings that will contain all of the residential units.


Completion Scheduled for Q3 2022 – Heritage Heights at Abilene (Abilene, TX)

Heritage Heights at Abilene is a new construction 48 unit senior development located in Abilene, TX. The development was recently awarded 2019 9% LIHTC’s from the state of TX. The development will include a mixture of one bedroom and two bedroom units in one three story elevated building that will include the management/leasing office. Unit amenities will include vinyl plank flooring, dishwashers, washer/dryer connections, walk-in closets, and ceiling fans. The clubhouse will include a fitness room, business center, community room with kitchen and lobby fireplace.


Completion Scheduled for Q2 2022 – The Heights at Owen Tech (Austin, TX)

The Heights at Owen Tech is a 174 unit new construction senior living development for tenants age 55+. The development is located in the Austin urban area just off I-35 in the Northern part of the MSA near Round Rock. The development will utilize 4% LIHTC’s from TDHCA. The city of Austin, via the Austin Housing Authority, will also serve as a development partner which will allow for the project to receive a real estate tax exemption. Generation Housing Partners, LLC and Hill Tide Development, LLC will serve as the co-developers and guarantors on the transaction. These entities will also remain in the development long term via a special limited partner format whereby they will maintain control of all major decision making for the transaction as it relates to development, construction and day to day management. The development will be built as a Class A facility with the new units in two three story buildings, all with elevators. Amenities will include lush landscaping, lighted sidewalks connecting all the units, a community garden, a community center, open floor plans, theater room, swimming pool, ceiling fans, faux wood flooring, laundry connections and much more.


Completion Scheduled for Q2 2022 – Harmony at Stone Mountain (Stone Mountain, GA)

Harmony at Stone Mountain is a 118 unit new construction affordable senior housing development located in Stone Mountain, GA.  The development consists of one and two bedroom apartment units and targets tenants age 55+ at 60% of area median income. The proposed new construction development project design comprises 1 four-story residential building with elevator access. The development design includes community space and a manager’s office within the residential building.


Completion Scheduled for Q2 2022 – The Trails at Abilene (Abilene, TX)

The Trails at Abilene being developed by Generations Housing Partners, LLC and Hill Tide Development, LLC, is a 48 unit new construction development consisting of one, two, and three bedroom units targeted to families at 30%, 50%, and 60% AMI. The development will utilize 9% LIHTC’s from TDHCA.  The site will be comprised of two 3-story residential buildings and will include a clubhouse with management/leasing and maintenance offices.


Completion Scheduled for Q1 2023 – Rio Mercado Apartments (Tucson, AZ)

The project is a new construction development in the southern part of the City of Tucson and will comprise 107 units, targeting families at 50% and 60% of AMI. The development consists of two non-contiguous sites that are about one-quarter mile apart. The project will feature an attractive, modern architectural design, with one-bedroom units being single-level plans on the ground level and two bedroom units being two-story townhome-style units with ground level entries. Unit amenities will include a refrigerator, range, dishwasher, disposal, kitchen exhaust fan, microwave oven, window coverings and washer and dryer hook-ups in each unit. Community amenities will include a clubhouse/office building, shaded playground and splash pad. The clubhouse building will include a community room, conference room, computer room, laundry room and private offices for the manager and assistant manager.


Completion Scheduled for Q1 2023 – Westview Terrace (Spartanburg, SC)

Westview Terrace is a 48 unit development at 2062 Old Reidville Road in Spartanburg, South Carolina. The project will target general-occupancy (family) households earning up to 30%, 50% and 60% of Area Median Household Income (AMHI) under the Low-Income Housing Tax Credit (LIHTC) program, with five units also being funded under the HOME program.


Completion Scheduled for Q2 2023 – Albemarle Landing (Charlotte, NC)

Charlotte, NC –Albemarle Landing will be a 128-unit family development located at 5800 Albemarle Road in Charlotte, North Carolina (across from the old Eastland Mall site).   The development is scheduled to be completed in Q2 2023 and will have sixty-four (64) 2 bedroom/ 2 bath units and sixty-four (64) 3 bedroom/ 2 bath units.  There will be four residential buildings onsite along with one community building and leasing center.  Amenities at Albemarle Landing will include a community room, computer center, playground, outdoor sitting area with benches, covered picnic area and Gazebo.  The units will be targeted to 50%, 60%, and 70% AMI.  Additionally, 10% of the units will be targeted to persons with disabilities.  WeaverCooke is the General Contractor.


Completion Scheduled for Q3 2023 – Rock Quarry Landing (Raleigh, NC)

Rock Quarry Landing will be a 188-unit family development in Raleigh, NC. The development will have twelve (12) 1 bedroom/1 bath units and one hundred eight (104) 2 bedroom/ 2 bath units and seventy-two (72) 3 bedroom/2 bath units. There will be 6 residential buildings onsite. All buildings will be 3 stories. 2 residential buildings will have 24 units, 3 residential buildings will have 36 units, and 1 residential building will have 32 units. The clubhouse/ community center will be designed for families and will feature a computer center. The units will be targeted to 50%, 60%, and 70% AMI. Additionally, at least 10% of the units will be targeted to persons with disabilities.

Completion Scheduled for Q3 2023 – Westmoreland Station (Dallas, TX)

Westmoreland Station is a 248-unit, Class “A”, mixed-income, transit-oriented development (TOD), targeted to appeal to Dallas-area working-class families. Situated on approximately 7.2 acres, at the southeast corner of Westmoreland Road and Glenfield Avenue, Westmoreland Station will provide residents with direct access to the newly developed Westmoreland DART Station, without the need to cross a busy intersection or major thoroughfare. By providing affordable housing directly adjacent to Westmoreland Station, residents of the development will have immediate, ADA accessible, and inexpensive access to transportation to the entire metroplex. As an affordable housing development, Westmoreland station will provide one, two, and three-bedroom units at various income bands. The development includes income bands of 30% AMI, 60% AMI, 70% AMI, and market-rate.

Completion Scheduled for Q4 2023 – The Union at Stonecrest (Stonecrest, GA)

Stonecrest, GA – The Union at Stonecrest is a 122 unit senior apartment complex located in the City of Stonecrest (DeKalb County), Georgia. The development will consist of 1 four story resident building comprised of 20 one bedroom units and 102 two bedroom units.  The development is designed to have many features, services and amenities suitable for senior households. The units will be equipped with energy star refrigerators, dishwashers, stoves, microwaves and ovens. 100% of the units shall be accessible and adaptable, as defined by the Fair Housing Act of 1988. The building will include a community room, computer center, on-site laundry, exercise room and a covered drop-off/pick-up area. There will also be a covered picnic area with grills. The development will have rents that are structured to be affordable for households at or below 60% of the average median income. The Wolgast Corporation will be the General Contractor of this development.
