Hill Tide Partners is a real estate investment company that provides growth capital and investment services to its  strategic operating partners. The founders leverage their combined experience of more than 35 years in the Real Estate and Low Income Housing Tax Credit (LIHTC) industry to develop synergies across their partner operating companies. The founders believe that everyone deserves affordable housing, and strive to have a positive impact on communities through housing development.

Hill Tide Partners focuses on forming strategic partnerships with experienced affordable housing developers. Our partners have partial ownership in the businesses they run and the projects they develop. Our relationship with every partner is unique, but the typical Hill Tide role includes: providing capital in the form of financial backing for guarantees, salaries, overhead and pursuit costs; administrative support (IT, HR, Accounting, Marketing, etc); assisting partners with the placement of debt and equity for their transactions; and serving as a development partner and guarantor for deals sourced by the firm and its partners. We seek out partners who share common values, and we maintain a strong focus on building and preserving long-term relationships.

Hill Tide currently has partners operating in SC, FL, GA, NC, VA, TX and OK  and is looking to expand into other growth markets across the country.

Our Core Values

Hill Tide Partners is an entrepreneurial firm, with a strong focus on quality of life and relationships for long-term success.  Our core values reflect the culture of our organization, and serve as a compass for our actions.

What is a hill tide anyway? We get that question about as often as people misstate our company’s name. We’ve heard it all – Hill Side, Roll Tide, Hill Top… and the list goes on.

By definition, a hill tide is a significant high tide that sharply falls and flushes marine life out of the bigger Southwest Florida estuaries (namely Charlotte Harbor and Tampa Bay). In the summer months, tarpon gather at the passes or funnel points between the inland waters and the Gulf of Mexico awaiting their next meal.

The principals of Hill Tide Partners are avid tarpon fishermen and much of the relationship and concept that led to the formation of the company was cultivated during fishing the hill tides.

While the name has nothing to do with the mission of enabling the best people to create clean, safe, affordable housing, it has everything to do with the company culture. Fishing the passes is laid back, takes planning and if the bite is on can be surprisingly hard work.
